
In the heart of the city, just 300 meters from the Retiro area in Buenos Aires, a project is being developed that aims to transform both the urban environment and the transportation system of the region, creating a connection between public and judicial buildings with Puerto Madero through the Paseo del Bajo. According to the developers, more than one million square meters have already been built in the Retiro area, and there is still an additional 100,000 square meters left to be constructed. Known as the Quartier District, this new development in Retiro promises to change the dynamics of traffic and public space in the port area, connecting directly with important roads such as the Illia highway, the Costanera Norte, the Retiro Station, and Plaza San Martín.
Due to its proximity to the Casa de la Moneda, the Comodoro Py courts, the port area, and other emblematic buildings such as the Cóndor building of the Air Force, the Libertad building of the Navy, and villa 31, it is estimated that more than 10,000 people pass through this area daily, generating a demand for dining spaces and new uses of public roads to meet the needs of the growing population converging in the area.
The Quartier District is set to be the first large-scale mixed-use port complex, with a design that includes an extensive commercial and dining promenade of 350 meters in length. This space will house gyms, coworking areas, grills, renowned restaurant brands, and universities, offering a varied and attractive offer for both residents and visitors to the area.
The project consists of three interconnected multifunctional buildings, each with specific characteristics and uses. The Plaza building will house corporate offices, the Lofts building will offer residential units suitable for professional use, and the Studios building will consist of flexible units ideal for residential use, temporary rental, or commercial offices. Each of these buildings will integrate with a commercial promenade that will connect all areas of the complex, providing a vibrant and dynamic environment in the Paseo del Bajo.
